Lanoha to Develop Office Building for Koley Jessen at The Row

Lanoha is developing a 150,000 sq. ft. office building at The Row, a walkable, mixed-use district in the center of Heartwood Preserve. The new building will serve as the future headquarters for Koley Jessen, an Omaha law firm currently officing at One Pacific Place. 


Located at 145th & Canopy Avenue, directly west of the 18-acre Heartwood Park, the new Class-A office building will bring one of Omaha’s leading law firms to a prominent location within the 500-acre Heartwood Preserve development.


Lanoha will lead the development of the building, working alongside Koley Jessen to create a workplace designed around the firm’s vision, culture and future growth. Construction is expected to begin in late 2027, with completion anticipated at the beginning of 2030.


DLR will lead the design of the core and shell, while TACK will design the interiors, building on its established relationship with Koley Jessen and extensive experience creating workplace environments for law firms.


“This is exactly the kind of partnership and project we envisioned when we began developing The Row,” said Jason Lanoha, president and CEO of Lanoha. “We are incredibly excited to welcome Koley Jessen to The Row and to have the opportunity to develop a workplace that reflects the caliber of their firm. They are going to be an incredible addition to the district, and we believe this building will set a new standard for office space in Omaha.”


The state-of-the-art office will feature modern architecture, elevated finishes and contemporary amenities. Its location in the mixed-use district will offer access to dining, retail, gathering spaces, trails, green space and other amenities.


The Row is already home to Olsson’s recently completed office building. Lanoha will soon begin construction on two additional buildings in the area – The Alder, a 6-story, 160-unit, multi-family building, and The Elowen, a 6-story, 160-room, Marriott Autograph Collection hotel.

Founded in 1988, Koley Jessen is a midsize law firm with more than 140 attorneys and 200 employees. Lanoha described Koley Jessen’s decision to move its headquarters to the row as a milestone for the district.


“It reinforces what we have believed from the beginning: The Row has the potential to become one of the most compelling places in Omaha to work, gather and do business,” he said. “We are excited about what this project means for Koley Jessen, for The Row and for the continued momentum at Heartwood Preserve.”
